Heilaar-Noord in Prinsenbeek now features a new landmark: an iconic warehouse with a modern and contemporary look, Famalco House, constructed by Willy Naessens Netherlands. This project fulfills a long-held dream of the Maltese family business, Famalco.
The 7,000m² multi-tenant warehouse is divided into two equal parts. One part is fully completed, including cooling and freezing cells, while the other part can be finished according to the tenant's requirements. Famalco can provide a built-to-suit solution for this. One of the first tenants is Fahrenheit Logistics Netherlands BV, which will continue to build on 30 years of consistent and dedicated road transport from the Benelux to Malta and Southern Italy. This logistics firm is a wholly owned subsidiary of Famalco and had recently been renting storage and transshipment capacity near Prinsenbeek. “That's over now. We have our own warehouse. For the time being, we are only using a portion of the capacity,” says Koen van den Bos, warehouse and logistics coordinator. “And only the conditioned part. This consists of four large freezing cells, eight cooling cells, and a spacious dispatch area.” Therefore, there is still plenty of space available. “The rest is for rent.”
In addition to warehouse and transshipment capacity, the building also includes office, meeting, and driver facilities, according to Stijn Belt, interim facility manager on-site. “The offices are freely divisible into eight units of approximately 100m² each, each with its own entrance and a view of the logistics operation. So fully facilitated.” Also noteworthy: the distribution center is located in the logistics heart of the Benelux: Rotterdam – Antwerp – Venlo. From the beginning, it was important that the building could be exploited sustainably and energy-efficiently. This resulted in a BREEAM-NL certificate. “With energy-efficient installations and a roof full of solar panels, we aim to further reduce our CO2 footprint.”
The distribution center, where drivers can also freshen up and stay overnight, was built by Willy Naessens. Stijn had previously worked with Willy Naessens Netherlands. “That went well. Willy Naessens Netherlands knows the volume construction market, sticks to agreements, and knows what they are talking about. And they work quickly and neatly.” For this project, concrete construction was chosen because it meets the requirements for a modern cold storage house. Stijn: “It is robust, insulates quite well, and is almost impervious to moisture. And with the then-prevailing steel prices, we got the best product for the best price.”
